You will be rewarded with a faster sale and a higher price if your home is in the best possible showing state.

top tips in preparing your home for the market

  • PAINT

Paint is the most inexpensive and highest return upgrade that you can do to renew your home. A crisp coat of paint can completely refresh a home. It is definitely worth the time, effort and cost to invest in a few coats of paint.

 

  • KEY FEATURES SHOULD BE ACCENTUATED

Look  back at what made you buy your home as those key features are likely to be the reasons that will sell your home. Do your best to make these features stand out and entice buyers the way they attracted you.

 

  • LESS IS MORE

You have heard it before but its true,  less is more. Make sure you remove all the extra stuff that is constricting a feeling of spaciousness within your home. Clean and organize the closets. Store boxes out of the way or rent a temporary storage unit so you can de-clutter every part of the house. De-clutter the interior to ultimately make your move easier!

 

  • REMOVE THE PERSONAL

Any personal items in your home should be removed. Photographs that are of a personal nature or even your kid's drawings will only distract the buyer and may even send the wrong message. For example the photographs may say this is a family home but your buyer may not have kids. This may turn them right off the home.  Buyers want be able to imagine their own possessions in the home.

 

  • CLEAN, CLEAN, CLEAN

Nothing sends a stronger "negative" message than opening a drawer and seeing crumbs with the cutlery or dirt on the floor. The message your sending is if this is the way these sellers live how well did they take care of the house for all the years they owned it. Make sure your home is spotless and keep it that way until it sells.  Polish everything! Everything from floors to windows must be spotless. Remember to clean the oven and other major appliances too.

 

  • GOOD WORKING ORDER

Make sure everything in your home is in good working order. Make sure all of the maintenance issues are taken care of before you list your home. If the buyer starts worrying about the small stuff it will plant seeds causing them to worry about the bigger stuff. 

 

  • INSIDE AND OUTSIDE

Make sure your exterior is as ready as your interior. Your windows cleaned your porch painted, cobwebs removed, light bulbs and pot lights working. All of this matters as it speaks directly to how well maintained your home has been.  Tidy up and organize the yard. Put out patio furniture; make sure gutters are free from leaves and debris.
